Notice On Revision Of In-House Rules And Enforcement Of New Security Procedures

NOTICE ON REVISION OF IN-HOUSE RULES AND ENFORCEMENT OF NEW SECURITY PROCEDURES

Dear Residents / Unit Owners / Tenants of Sentosa Courts (hereinafter will be referred to as Residents)

1.             The management is very concerned with the recent happenings with regards to safety / security / violation of in-house rules in (and around) Sentosa Court over the past 01 month. Over the said period, there have been 03 break-ins / intrusions (01 incident at Block C and 02 incidents at Block A / D. There have also been cases where visitors who self check-in themselves in to the compound (with or without proper supervision from their host) and indulge in very unhealthy / immoral activities (drinking in public, littering alcohol bottles and related paraphernalia around the compound, illegal parking, threaten, abuse and have an altercation with the security officers on duty etc).

2.             In view of the situation, the management has decided to tighten the security further and are enforcing additional measures for the sake of safety, security, comfort and convenience of all residents with immediate effect.

3.             The management will endeavour to have the Smart Card based Barrier Gate Entry / Exit System with CCTV Recording System operational by the 31st of December 2010.

4.             Effective 01st January 2010, ALL vehicles WITHOUT vehicle pass (sticker) and Smart Card will be DENIED entry into the compound. Such vehicles are to be parked at car park A or B outside and it’s occupants are to walk-in to the guardhouse to be registered in and they will be required to leave behind their VALID DRIVING LICENCE at the guardhouse (Please take note that no other identification documents will be accepted).

5.             Residents who wish to accord the visitor with visitor’s parking lot would still be ALLOWED to do so, provided that they (residents) personally check-in their visitors with their own Smart Card. This is ONLY applicable to OVERNIGHTING and OUT OF STATION VISITORS and only during WEEKENDS / PUBLIC HOLIDAYS. NO registration and presentation of identification documents will be required but the host must assume full responsibility to the proper conduct and compliance to all in-house rules by the visitors at all times, whilst they are within the premises of Sentosa Courts. The host will also be given a key to unlock the allocated visitor parking bay. The host is responsible to ensure that the bar is removed by unlocking the lock and the visitor parks properly in the allocated bay. When the visitor leaves, the host is responsible to re-lock the bar, present the key back to the security officers while checking-out the visitors with their own Smart Card at the guardhouse.

6.             All pick-ups and drop-offs will be restricted to and at the guardhouse only. Any exception to this will be to school buses, services vehicles (Pos Malaysia, Tenaga Nasional, taxies etc), elderly and disabled or in inclement weather conditions only. The access in the above said situation will be through Smart Card issued to security officers.

7.             The management regrets any inconvienience this may cause to the residents but wish to assure all residents that it is being enforced in good faith and in order to beef up security / safety of Sentosa Courts to prevent any untoward incidents. The management thanks you for your kind understanding, co-operation and adherence to the new procedures set forth.

Note : This notice is also sent to Commissioner Of Buildings, Kuala Lumpur City Hall for endorsement and enforcement as Supplementary Addendum to the existing In-House Rules of Sentosa Courts and it is a legally binding notice.
